Home additions & new homes in San Mateo.
A home can grow with your family or be reimagined from the ground up. Sami & Sons works with San Mateo homeowners on additions, new homes and substantial remodels, beginning with your priorities and a clear understanding of the proposed work.

Make the next level a considered decision.
Building upward and replacing an existing house raise different questions from reorganizing rooms inside the same walls. Identify the intended change clearly so the design and permit conversations start from the right scope.
Check the single-family design-review rules.
San Mateo’s code identifies new two-story residences, certain replacement homes and second-story work within its Single Family Dwelling Design Review provisions. It also describes an exception for qualifying small additions to existing two-story homes. Confirm how the rules apply to your proposal.
Read the city guidancePrepare the project story and drawings together.
The City’s single-family checklist calls for a written project description, site and adjacent-property photographs, plans and exterior-material information. These should explain the same proposal, making it clear what changes and how the home relates to its setting.
Read the city guidanceBring relevant site history into the conversation.
The checklist identifies circumstances that may require historic-resource evaluation, tree information or other site-related materials. Share existing reports and permit history with the design team so they can confirm what applies before the construction scope is finalized.

We’ll start there.
You do not need every answer to get in touch. These details help us understand the work you are considering.

- The proposed scope and existing building information
- Current plans, site photographs and exterior material ideas
- Any historic-resource, tree or other site reports already available
- Planning feedback and a list of design choices still under discussion
Before we talk.
Does every small change upstairs follow the same route?
No. San Mateo’s code includes a provision for qualifying small additions to existing two-story homes. Confirm eligibility with Planning instead of assuming a small addition is automatically exempt.
Should we resolve the exterior materials before discussing construction?
Bring your current direction even if every selection is not final. We can distinguish agreed materials from allowances or open choices in the scope conversation and revisit them as the design develops.
Can you review plans already submitted to the City?
Yes. Share the submitted set and any review comments. That helps us understand the current proposal and avoid discussing an older drawing version as if it were the latest design.
Local planning resources.
City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
Let’s talk about your

A father and his sons. A conversation about what comes next. Estimates are complimentary.
