Home additions & new homes in San Carlos.

Make the rooms work harder, bring the family together or start again with a new home. Sami & Sons works with San Carlos homeowners on substantial residential projects, beginning with a clear discussion of the design, existing conditions and construction scope.

Planning your project

Build the brief around the current review process.

Older accounts of a neighbor’s project may describe a different planning process. Use San Carlos’s current compliance-review resources to understand how your proposal should be prepared and what needs to be resolved before building review.

Start with compliance review.

San Carlos’s single-family application covers first-floor additions, second-floor additions and new homes through staff-level Compliance Review. The City’s information packet explains the objective-design-standards approach. Discuss any proposed deviation with Planning rather than assume it follows the same route.

Check notification and supporting information.

The application identifies neighborhood notification for projects meeting its total-floor-area threshold and possible specialist review. Ask the design team to confirm which supporting materials and notices apply before treating the application package as complete.

Keep planning approval and construction detail aligned.

The City’s application describes submission of a complete building plan set after planning approval. Bring the current conditions and approved layout into the construction discussion, alongside the structural details, selections and questions still open.

  • A site plan and elevations prepared against the current standards
  • Planning comments, notification information and approval conditions
  • Your priorities for space, access and the connection between old and new

Before we talk.

Should we follow the process a neighbor used several years ago?

Use the City’s current resources instead. San Carlos now publishes a single-family compliance-review information packet and application, which are better starting points than an older project’s sequence.

Is a staff-level review a guarantee of approval?

No. The proposal still needs to satisfy the applicable requirements. Ask Planning to confirm the route for any exceptions or deviations rather than assume every design can use the same process.

Can we discuss construction while planning review is underway?

Yes. Share the current drawings and the outstanding review comments. We can discuss the proposed work while keeping unresolved design matters visible in the scope and estimate conversation.
