Planning your project

Know the zone. Then develop the plan.

The size of an addition is not the only question. The property’s zoning, an extra story and changes to the roof can affect the planning route. Identify those issues while the design is still flexible.

Confirm the property’s zoning district.

Monte Sereno publishes different development standards for its R-1-8, R-1-20 and R-1-44 districts. Its Planning FAQ recommends checking the proposed addition with staff before applying for a building permit. Bring the parcel information rather than rely on a nearby home as the benchmark.

Read the city guidance

Check what triggers site-development review.

The City’s January 2026 handout lists new main houses, new second stories and qualifying additions or roof-height changes among projects requiring a Site Development Permit. Addition thresholds differ by zoning district, so confirm the review path for the specific proposal.

Read the city guidance

Discuss form as well as floor area.

The same handout identifies neighborhood compatibility, building orientation and applicable site considerations in the review criteria. Work through the roof, massing and relationship to adjoining properties with your architect before treating those details as settled.

  • A short brief explaining the rooms and everyday functions you need

Before we talk.

Does the same addition size trigger review everywhere in Monte Sereno?

No. The City’s published thresholds vary between zoning districts. Ask Planning to confirm which district and provisions apply to your property.

Can a roof change matter even without a large addition?

Yes. The current handout includes qualifying increases in overall roof height. Show the proposed elevations when discussing the application route, not only the new floor area.

Can you coordinate with a design team already appointed?

Yes. Share their drawings and contact details. We can discuss the construction scope alongside the design intent and identify decisions that need to be resolved together.

City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
