Home additions & new homes in Los Gatos.
An older layout can be rethought. An addition can give the family room to stay. A new home can begin with an entirely different brief. Sami & Sons works with Los Gatos homeowners and their design teams to turn those choices into a clearly discussed construction scope.

Understand the home you are changing.
A hillside property and a home in a historic setting can raise different questions before construction begins. Start by identifying the property’s planning context, rather than choosing an application from the size of the addition alone.
Check the application route first.
Los Gatos provides both Minor Residential Development and broader development-review applications. Its minor-development process applies to certain projects where Architecture and Site Approval is not required. Confirm the right route with Planning while the proposed changes are still being developed.
Read the city guidanceUse the right site guidance.
The minor-development packet distinguishes hillside-project documentation from the neighborhood workbook used for non-hillside proposals. Give your architect the survey and site information needed to address the applicable setting, rather than assume a flat-lot approach will transfer.
Read the city guidanceResolve historic questions early.
The same packet flags additional review for pre-1941 structures and certain historic properties. If the existing home may fall into that category, raise it with Planning before deciding which elements will be removed or substantially altered.

you have in mind.
Additions and new homes lead our work. We also build ADUs, whole-house remodels, sunrooms and garage conversions.
Bring what you have.
We’ll start there.
You do not need every answer to get in touch. These details help us understand the work you are considering.

- The age of the home and any historic designation or prior review
- A survey and confirmation of hillside or other relevant zoning
- Existing photographs, elevations and the proposed changes
- The current drawing set and questions about retaining or replacing spaces
Before we talk.
Is a second-story addition automatically a simple building application?
Do not assume so. Los Gatos identifies certain second-story work in its planning-review procedures. Share the proposed scope with Planning to establish the correct application.
Can a remodel retain the character of the existing house?
That can be part of the brief. Explain which rooms, proportions and exterior details you value, then work with your designer to show what is retained and what changes. We can discuss the construction interfaces.
What should we bring if our plans are not final?
Your current concept, site information and priorities are enough to start a conversation. Identify what is undecided so the next discussion can focus on the information needed, rather than pretend the scope is already fixed.

City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
Let’s talk about your
Los Gatos home.
A father and his sons. A conversation about what comes next. Estimates are complimentary.
