Home additions & new homes in Los Altos Hills.

More space is only one part of a well-considered home. In Los Altos Hills, our family team helps homeowners discuss additions and new construction in the context of the site, the design and the way the finished spaces should be lived in.

Planning your project

Begin with the land and the sequence.

Before investing in a fully resolved construction set, understand the property questions that need to be answered. Site information and the order of approvals can shape which decisions should come first.

Start with a site-analysis conversation.

Los Altos Hills’ site-development guidance calls for a meeting with Planning before application submittal. Engineering may participate where the proposal involves drainage, grading, driveway changes or related matters. Use that meeting to establish the information the application needs.

Read the city guidance

Allow for separate permit stages.

The Town identifies site-development and building permits as separate requirements for new residences and major additions. Planning approval comes before the building-permit application in its published process. Keep that sequence visible when discussing the intended start of construction.

Account for site reports in the scope.

The site-development FAQ identifies geotechnical reporting for new residences and major additions. Share existing reports and any review comments with your design team and builder, so the proposed structure and site work are discussed using the same information.

  • Geotechnical reports and the current architectural concept
  • Your intended living arrangements and priorities for the completed home

Before we talk.

Is this the same process as the City of Los Altos?

No. Los Altos Hills is a separate jurisdiction. Use the Town’s own planning and building resources and confirm the property location when getting started.

Can we estimate before site-development approval?

We can discuss the proposal and current assumptions. Tell us which reviews and design decisions remain open, so an early estimate is understood in the context of the information available.

Should we use a published permit timeline as a start date?

No. A construction start depends on the actual approvals, drawings, scope and readiness of the project. Confirm current review expectations with the Town and discuss a project-specific sequence with the team.

Local planning resources.

City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
