Home additions & new homes in Cupertino.
An extra room should improve the whole home. A new build should begin with the way your family lives. Sami & Sons serves Cupertino homeowners considering additions, new construction and substantial changes to their existing spaces.

Start with the property’s full zoning picture.
Two homes in the same city may have different development requirements. Establish the applicable zoning before working out the size, position and form of an addition, especially when the site is on uneven ground.
Check all applicable designations.
Cupertino’s residential-planning page notes that a property can have more than one zoning designation. Use the City’s zoning tools with your designer to check the parcel, including the standards affecting height, setbacks and allowable development.
Read the city guidanceDistinguish R1 from hillside development.
The City provides separate guidance for Single Family Residential and Residential Hillside development. Confirm which applies before using a nearby addition as a model for what might be possible on your site.
Read the city guidanceBring the intended home into the discussion.
Cupertino’s R1 resources link to the rules and application information for single-family development. Alongside that planning work, tell us how you want rooms to connect, where privacy matters and which parts of the existing home should stay. Those priorities make the scope discussion more useful.

Additions and new homes lead our work. We also build ADUs, whole-house remodels, sunrooms and garage conversions.
Bring what you have.
We’ll start there.
You do not need every answer to get in touch. These details help us understand the work you are considering.

- The property address and zoning information already checked
- A site plan, including changes in levels and existing structures
- Any HOA requirements, if relevant to your property
- A sketch or drawings showing how you want the home to work
Before we talk.
Can we use a neighbor’s addition as proof of what is allowed?
No. Cupertino notes that multiple zoning designations can apply. Use your own parcel information and the current standards to establish the review questions for your project.
Does an HOA replace the City’s review?
No. Cupertino identifies HOA approval in addition to city permits for certain residential zones. If your property has an association, bring its requirements into the planning discussion as well.
Can you discuss an ADU alongside the main home?
Yes. Tell us whether independent living space, an addition or a larger remodel best describes your goal. We can discuss their different construction scopes while the design team confirms the appropriate requirements.
Local planning resources.
City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
Let’s talk about your

A father and his sons. A conversation about what comes next. Estimates are complimentary.
