Planning your project

Make the old and new belong together.

An addition changes how a home is seen as well as how it is used. Think through the roof, windows, entrance and garden connections together, then carry that direction through the drawings and construction details.

Check the design-review requirement.

Burlingame identifies new houses, most second-story additions and some single-story additions as requiring Planning Commission Design Review. Its residential guide connects that review to the existing home’s style and the surrounding neighborhood. Confirm the applicable process before fixing the design sequence.

Include parking and landscaping in the brief.

The City’s residential guidance addresses parking regulations and a landscape plan as part of design review. Ask your designer to show how the proposed rooms, driveway, garage and landscape work together, rather than leave the outside of the house as an afterthought.

Check for hillside-specific requirements.

Burlingame publishes a separate Hillside Area Construction Permit process and a map of the hillside overlay. If your property may be affected, ask Planning which additional information is needed and bring that answer into the construction scope discussion.

Bring what you have.
We’ll start there.

You do not need every answer to get in touch. These details help us understand the work you are considering.

Architectural drawings, a house model, pencils and material samples arranged for a planning discussion.
Bring the drawings, priorities and questions into one conversation.
  • Photographs and drawings of the existing house’s exterior
  • The proposed floor plans, elevations and material direction
  • Parking and landscape plans, if already prepared
  • Any hillside-overlay information or previous planning comments

Before we talk.

Is design review only for a second-story addition?

No. Burlingame’s residential page also identifies new homes and some single-story additions. Planning staff should confirm the requirement for your particular design.

Can an addition preserve the home’s character?

Make that an explicit design goal. Identify the proportions, materials and details that matter to you, then discuss how the addition connects to them. We can review the resulting construction details with your designer.

Should we bring landscape plans to an early estimate conversation?

Yes, if they are available. They help distinguish the house scope from related site work and clarify the points where the two need to meet.

Local planning resources.

City guidance checked September 18, 2026. The applicable requirements depend on your property and proposal; confirm them with the City and your design team.
