Subfloor Preparation & Repair
Subfloor condition is the single most important determinant of flooring longevity — and it's where most flooring failures originate. In older Bay Area homes, we commonly encounter subfloors with soft spots, high or low areas, moisture damage, squeaking caused by inadequate fastening, and OSB or plywood panels that have delaminated over time. We assess every subfloor before installation, address any deficiencies — sistering joists, replacing damaged panels, self-leveling, or adding underlayment — and document what we found and what we did, so you have a clear record.
We also conduct moisture testing on concrete subfloors before any flooring installation. Moisture vapor transmission above the manufacturer's accepted threshold will cause virtually any flooring product to fail — adhesive bond failure, cupping in hardwood, mold beneath LVP. We take this step seriously and will not install flooring over a concrete subfloor that exceeds safe moisture levels without first addressing the source.
Tile Flooring, Carpet & Transitions
For tile floor installations — in kitchens, bathrooms, entryways, and laundry rooms — we provide the same precision and waterproofing rigor we apply to our tile shower work. Large-format porcelain tile, natural stone, and mosaic installations all require careful layout planning, a flat and stable substrate, and consistent grout joints. We handle all of this in-house, with no subcontracted tile crews.
For bedrooms and living areas where carpet remains the preferred choice, we install carpet over quality pad — taking care to seam placement, power-stretch installation (not knee-kicker only), and smooth transitions to adjacent flooring. And throughout every flooring project, we install all necessary transition strips, thresholds, base molding, and quarter-round — so the finished installation looks complete and intentional, not like a DIY project that ran out of steam at the edges.

In some cases yes — LVP can often be floated over existing tile or hardwood if the existing surface is flat, stable, and in good condition. However, installing over existing flooring adds height, which can create threshold and door clearance issues. We assess existing conditions during the estimate and recommend the approach — install over or remove and replace — that produces the best long-term result.
