What to Expect When You Hire Sami & Sons: Our Process From Start to Finish
One of the most consistent things we hear from new clients is that they chose us partly because we were upfront about our process before they committed to anything. They knew what was going to happen, when it was going to happen, and who was responsible for what — before the first nail was driven.
That transparency isn't an accident. After 15+ years and over 1,000 completed Bay Area projects, we've refined a process that minimizes surprises, keeps projects on schedule, and makes the experience of remodeling your home — which can be genuinely stressful — as manageable and predictable as it can be.
Here's exactly what that process looks like.
Step 1: The Free In-Home Consultation
Every project starts with a visit to your home. We don't do estimates over the phone or by email — because the most important information about your project isn't in a description, it's in the space itself. The condition of your existing walls, plumbing, and electrical. The way natural light moves through the rooms. The specific constraints and opportunities that your property presents.
During the consultation, one of our senior project managers walks through your home with you, listens to what you're hoping to achieve, reviews any preliminary ideas you have (whether that's a Pinterest board or architectural drawings), and takes measurements and notes. This conversation is genuinely useful — not a sales pitch. We ask questions you might not have thought of, and we share honest assessments of what's feasible, what the likely challenges are, and what your budget will realistically achieve.
There's no obligation attached to this consultation. We don't charge for it, and we don't pressure you to decide anything during it.
Step 2: The Design and 3D Visualization
For most projects — kitchens, bathrooms, additions, and ADUs — we develop a 3D design rendering before presenting your estimate. This is a detailed, accurate representation of your finished space: every cabinet in place, your countertop material against your flooring, your lighting layout, your appliance placement.
This step takes time, but it's one of the most valuable things we do. It eliminates the most common source of client disappointment in remodeling — finishing a project and realizing it doesn't look or feel the way you imagined. With a 3D rendering, you see it before we build it. You can request changes to the layout, try different material combinations, and refine details until you're confident the design is right. That clarity before construction starts saves time, reduces mid-project changes, and ensures the finished project matches your vision.
Step 3: The Detailed Written Estimate
Once the design is approved, we prepare a detailed written estimate broken down by category: demolition, structural work, framing, electrical, plumbing, insulation, drywall, tile, cabinetry, countertops, fixtures, appliances, and finish work. You can see what each element of your project costs, which lets you make informed decisions about where to invest and where to economize if needed.
We don't do one-line estimates. "Kitchen remodel: $65,000" tells you nothing useful. A detailed breakdown tells you that the custom cabinetry is $18,000 and that upgrading to fully custom from semi-custom adds $7,000 — a decision you can make consciously. This level of detail protects both of us: you know what you're paying for, and we have a clear scope to build to.
Step 4: Permits and Pre-Construction
We pull every permit your project requires. We prepare and submit the permit application, coordinate with your local building department on any questions or corrections, and track the review timeline. For most Bay Area cities, standard permits take 2–6 weeks; ADU projects and larger additions can take 8–14 weeks.
During this time, we finalize material selections, order long-lead items (custom cabinets, specialty tile, or specific fixtures that require more lead time), and schedule your project start date. We don't start construction until permits are in hand and materials are on order — because partial construction with missing materials or incomplete permits is how projects stall.
Step 5: Construction
Construction begins with a pre-start walkthrough — we confirm the scope one final time, establish site protection measures (floor coverings, dust barriers, protected pathways through your home), and introduce you to your dedicated project manager if you haven't met them yet.
Our crews work Monday through Friday, arriving at a consistent time and working full days. Your project manager is on-site daily during active construction phases and available by phone or text for questions. We send weekly written updates covering work completed, work scheduled for the following week, any open decisions requiring your input, and a current budget status.
When unexpected discoveries happen — and in older Bay Area homes, they occasionally do — we photograph them, bring them to your attention immediately, explain the options and implications, and get your written approval via a change order before proceeding with any additional work. You never see an unexplained line item on your final invoice.
Step 6: Inspections
We schedule and manage all required inspections throughout construction. For permitted work in the Bay Area, this typically includes foundation inspection (for additions and ADUs), framing inspection, rough electrical and plumbing inspections, insulation inspection, and final inspection. We prepare for each inspection, ensure the work is ready, and handle any corrections needed to pass. Inspections are not an inconvenience — they're the verification that the work was done correctly, and they're part of what makes a Sami & Sons project worth its cost.
Step 7: The Final Walkthrough
When construction is complete, we do a comprehensive final walkthrough with you — going through every element of the project against the original scope, identifying any items that need touch-up or correction, and creating a punch list. We complete all punch list items before we consider the project finished.
We don't consider a project done until you do. The final payment is held until the final walkthrough is complete and you're satisfied. That's how it should work.
After the Project
Our relationship with clients doesn't end at the final walkthrough. We stand behind our work, and we're available when questions come up after a project is complete — whether that's a minor adjustment in the first few weeks or a warranty question later on.
